### Officer's Report

#### Site

The site represents the residential curtilage of 59 Governors Road, Onchan which is two storey detached dwelling, located on the eastern side of Queens Road and north of Governors Road.

#### Land Use Zoning / Planning Policy

The property has been zoned under The Onchan Local Plan Order 2000 as being within an area of "predominately residential"; the site is neither within a Conservation Area nor within an area of High Landscape Value or Costal Value and Scenic Significance.

#### Planning History

There are no previous planning applications which are considered relevant in the assessment and determination of this application.

#### Proposal

The application seeks approval for the erection of a two-storey extension to the rear elevation, replacing an existing two-storey extension.

#### Representations

The Authority has received no privately written representations objecting to the application.

#### Assessment / recommendation

The proposed extension would replace an existing two-storey extension, and whilst the proposal would be larger in massing and height, due to the siting and the distance from any of the neighbouring properties, the proposal would not result in any adverse impacts upon the residential amenity of the neighbouring properties, either through loss of light, overbearing impact and/or overlooking resulting in a loss of privacy.

The design of the extension would also be in keeping with the existing property and that of the surrounding locality.

For these reasons the proposal would be appropriate in this location and therefore my recommendation is for an approval.

This approval relates to the two-storey rear extension as proposed in the submitted documents and drawings 00081/1, C/1/07, C/2/07, C/3/07, C/4/07 and C/5/07 all received on 18th January 2008.
