### Officer's Report

Site The site represents the curtilage of the Ramsey \& District Cottage Hospital, Cumberland Road, Ramsey, which is large detached property located on the northern side of Cumberland Road.

Land Use Zoning The site has been zoned under the Ramsey Local Plan as being within an area "Hospital" use; the site is not within a Conservation Area.

Planning History There are no previous planning applications which are considered relevant in the assessment and determination of this application.

Proposal

The application proposes the erection of two conservatories, too, two wards (Lezayre & Maughold).

#### Representations

No objection

The Chief Fire Officer makes no comment on the merit of the proposed development but requests that an informative note be attached to any approval decision notice.

We have received no privately written representations objecting to the application.

#### Assessment / recommendation

The proposed conservatories are modest in size and would overlook the adjacent car park to the west of the wards. The proposals would not introduce any adverse impacts upon the surroundings properties, which are not residential but buildings used for medical uses. For these reasons the proposals would be appropriate in these locations and therefore my recommendation is for an approval.

N 1. The Chief Fire Officer recommends that the fire alarm and emergency lighting systems be extended to cover the new areas. Final exit doors should be clearly marked as fire exits and be provided with appropriate door opening furniture, inc Panic buttons, thumb turn wheels etc.
