### Officer's Report

Planning approval is sought for the construction of a conservatory to the rear of 1 Berry Woods Grove, Douglas. The conservatory would project 3.5 m to the rear and be 3.1 m wide, with the elevation adjoining the neighbouring property, 3 Berry Woods Grove, to be constructed of facing brick to match the existing dwelling with high level windows.

At present, the boundary treatment separating the properties is a Leylandii hedge which the applicant has approval to remove.

Given the proposed brick wall to the side elevation, it is not considered that there would be any adverse impact on the residential amenity of occupiers of the adjacent dwelling and as such the application is recommended for approval.

Douglas Corporation advise of no objection. It is recommended that the following parties are accorded Interested Party Status in accordance with Government Circular 1/06:
