In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby **APPROVE** the following application made on behalf of:

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This permission relates to the erection of a dwelling as shown in drawings C01 A and C21 A both received on 5th February, 2008 and C02, 03, 04, 05, 06, 07, 08, 09, 10, 21, 22, 23, 24, 25, 26, S01, S02 and PL301/2 all received on 14th December, 2007.

3. No development may be undertaken within 8m of the watercourse in order to minimise risk of damage or disturbance to the river banks and river bed. During construction, measures must be put into place to safeguard the watercourse from run-off and sedimentation.

4. Prior to the carrying out of any other works on site, the new access with visibility splays as shown in the approved drawings must be set out on site and available for use.

NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.

NOTE For single connections to a water main (i.e. a single dwelling) the applicant should contact Isle of Man Water Authority Customer Services, telephone 695949.

NOTE The applicant should note that Sections 3 to 6 of the Water Pollution Act require a licence to be held for the discharge of sewage effluent to a water course.

NOTE The applicant should also note that any crossings, bridges, pipes or culverts of any watercourse or ditch require the consent of the Land Drainage Section of Department of Transport under the provisions of the Land Drainage Act 1934. In addition, details of the proposed surface water outlet into the river must be provided to the Department of Transport prior to the commencement of work on site.

NOTE The applicant is advised to contact the Manx Electricity Authority Planning Department (Tel. 687781), to discuss the electricity supply for this application. ☑

This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
