#### The Site

The application site represents the curtilage of Wadham House, Abbeywoods, Douglas, a detached two storey dwelling.

#### Planning Status

The application site is located within an area identified as being Residential use by the Douglas Local Plan.

#### Planning History

There are no previous applications considered relevant to the assessment and determination of this application.

#### Representations

The Department of Transport Highways Division does not oppose this application. Douglas Corporation does not object to this application. We have received no privately written representations.

## The Proposal

This application seeks approval for the conversion of part of the existing integral double garage to form additional living space. This would result in an external alteration to the front façade of the property to form a window from one of the existing garage door openings. A single garage would be retained.

## Assessment

The property enjoys a substantial hardstanding to the front which together with the retained single car garage would continue to satisfy the Parking Requirements as set out within the adopted Isle of Man Strategic Plan.

The external alterations to the property would be relatively minor and would not be detrimental to the visual amenities of the existing building so as to warrant refusal. There would be no adverse impacts to either public or private amenity as a result of this development and as such it is therefore recommended that this application be approved.

It is recommended that this application be approved.
