### Officer's Report

In respect of the impact on No. 3 Ballanoa Meadow, the application site is set to the west of the application site. The proposed extension will not project beyond the front and rear elevations of No.3 Ballanoa Meadow and will not cause any impact in terms of overshadowing. The application is not proposing to install any windows in the side elevation of the extension and therefore any direct forms of overlooking will not occur. I therefore recommend that planning permission be granted subject to conditions.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This permission relates to the erection of a side extension as shown in drawing numbers 2150/1, 0709/PL01 and 0709/Pl02 A date stamped 20th November 2007.

C 3. No facing and roofing materials shall be used other than materials similar to those used on the existing building.

C 4. There must be no discharge of surface water to the main foul sewer.

N 1. The Drainage Division of the Department of Transport advises that the surface water from the proposed development is to be discharged to the "existing drainage". If this "existing drainage" discharges (directly or indirectly) to the foul sewerage system then it should be noted that an alternative means of surface water disposal must be provided.

I confirm that this decision accords with Government Circular Nos 44/05 (Delegation of Functions to Director of Planning and Building Control) and 47/05 (Delegation of Functions to Senior Planning Officer)
