#### The Site

The site represents the curtilage of an existing vehicle sales complex situated on the south western side of Peel Road. The site accommodates two car showroom buildings, a large outdoor car display area and three workshops.

#### Planning Status

The site lies within an area designated on the Douglas Local Plan as Light Industrial which stretches from Hills Meadow to the fire headquarters.

#### Planning History

The site has been the subject of a number of applications for alterations to existing buildings, erection of signage, none of which is particularly relevant to this application.

#### The Proposal

Proposed here is the forward extension of the existing showroom closest to Pulrose Bridge. The building already projects towards the road in the form of an entrance porch/canopy. Proposed is an

extension to bring the frontage in line with the front of this canopy. The new frontage is finished in large panes of glass and cladding.

### Representations

The Isle of Man Fire and Rescue Service recommends consultation regarding fire safety

Douglas Corporation indicates that it has no objection to the proposal.

### Assessment

The proposed extension will provide more internal floor space for the display of vehicles whilst not adversely affecting either the appearance of the building or the circulation or parking space around the building.

### Party Status

The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

The points raised by the Isle of Man Fire and Rescue Service are the responsibility of the Building Regulations and as such this party should not be afforded party status in this instance.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This permission relates to the alterations and extensions to the showroom shown in drawing WL/07/1060/1 and the site and location plans received on 27th November, 2007.

N 1. PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
