# Planning Officer Fence Assessment

To: Mrs F Mullen, Senior Planning Officer. From: Mr S Stanley, Planning Officer. Subject: Planning Application 07/01912/B Erection of a dwelling Plot 121 Cronk Liauyr Douglas. Date: Tuesday 5th February 2008 Condition 3 of the approved planning application stated: “Details of the boundary fences shall be submitted to, and approved, in writing by the Planning Authority before any development commences on site. The proposed fences shall not replace the new fences erected by the adjoining owners which shall be retained and the proposed fences shall not be less than 1.8 metres tall above finished ground level behind the building line and designed to impede overlooking of the adjoining properties.” The applicant has submitted details of the proposed boundary fence panels along with a site plan indicating the proposed location of the fencing. Each fence panel would have a height of 1.83 metres in accordance with the height requirements set out by Condition 3. The top quarter of the fence would have a lattice construction which would maintain privacy whilst reducing the perceived mass of the fencing. The site plan indicates the positioning of the fencing which would accord with Condition 3 by improving privacy and retaining the fencing erected by adjoining owners. In conclusion it is considered that the submitted fencing details and site plan are acceptable and are sufficient to meet the criteria as set out by Condition 3 of the planning application 07/01912/B.
