In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby **APPROVE** the following application made on behalf of:

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This permission relates to the amended plan 01 Rev 02 submitted and date stamped 27th November 2007.

3. Details of the boundary fences shall be submitted to, and approved, in writing by the Planning Authority before any development commences on site. The proposed fences shall not replace the new fences erected by the adjoining owners which shall be retained and the proposed fences shall not be less than 1.8 metres tall above finished ground level behind the building line and designed to impede overlooking of the adjoining properties.

4. There must be no discharge of surface water (directly or indirectly) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.

5. Dropped kerbs shall be installed along the footway in line with the driveway in compliance with Manx Roads 2.

The applicant shall contact the Network Operations Section of the Department of Transport prior to carrying out any works within the highway, including the installation of dropped kerbs. Telephone 686665.

NOTE It should be noted that it is an offence under Manx legislation to permit the discharge of polluting or harmful matter to any public sewers or watercourses. Appropriate measures must be taken by the developer/occupier of the premises to ensure compliance with the legislation.

The applicant is required to contact the Borough of Douglas Drainage Department prior to work commencing on site to discuss this proposed connection. The proposed connection must comply with the Department of Transports 'Manx Sewers for Adoption'.

NOTE A detailed engineering drawing showing the proposed method of communication onto the public sewer network, must be submitted to the Borough of Douglas Drainage Department for approval prior to any work commencing on site.

NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection. NOTE Contact the M.E.A. Planning Department (Tel. 687781), to discuss the electricity supply for this application. NOTE For single connections to a water main (i.e. a single dwelling) the applicant should contact IoMWA Customer Services, tel. 69 59 49

This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
