## Change Of Use From Shop, Workshop & Store With Residential Flat Over To Office And Stores With Residential Flat Over

### 29 & 27 New Road (Country Store), Laxey

The property comprises three floors and is currently, at ground floor (New Road) level, an amalgamation of two former shop units. At basement level is a workshop and store. Above the shop at first floor level is a 2-bedroomed residential flat. The property has a yard at the rear and a passageway at basement level which links through to the front of the property at New Road level. The flat may be independently accessed from this.

Nicola Bowker Accountants Ltd propose to change the use of the ground floor (new Road level) of the property to reception and office use for accountants. The basement will be used as stores. The residential flat above will remain unaltered. There will be no alterations to the external appearance of the building. The name Nicola Bowker Accountants Ltd will be “written” on the “shop” window in the same manner as “Country Store” is at present.

Internally the only change is the rebuilding up of a partition wall between the two former shop units and the use of part of the existing hall as a kitchenette. All door openings will remain so that they may be used as fire exits if required. The fire officer has been consulted about the proposal.

The firm is currently established in the Commissioners offices 2 doors away (33 New Road) so the proposal represents a relocation of staff (totalling 5/6) and any associated vehicle generation, not additional vehicle generation. While the firm will have a “shop” front it probably has less than half a dozen callers per week. Some members of staff make visits out to customers not the other way round. There is public car parking outside the premises on both New Road and Lower Rencell Hill levels. The proposal is within the Laxey Conservation Area in an area where there are several vacant or under-utilised retail premises. The proposal will make good use of one of these whilst retaining residential accommodation above.
