#### Site

The site Gas Plant, Peel Road Industrial Estate, Braddan, is located on the northern side of the Peel Road.

## LAND USE ZONING

The property has been zoned under the Braddan Parish District Plan (Planning Circular 6/91) as being within an area of predominately industrial use; the site is not within a Conservation Area.

PROPOSAL

The application proposes the erection of a water storage tank.

The Chief Fire Officer makes no comment on the merit of the proposed development but request that an informative note be attached to any approval decision notice.

The IOM Water Authority makes no comment on the merit of the proposed development but request that an informative note be attached to any approval decision notice.

The Drainage Division makes no comment on the merit of the proposed development but request that an informative note be attached to any approval decision notice.

We have received no privately written representations objecting to the application.

## ASSESSMENT / RECOMMENDATION

The proposal would be an acceptable addition to the site, due to the significant screening along the boundary of Peel Road, the significant ground level differences between the site and Peel Road (tank would be 4 metres below road level) and as the proposal would be within an area zoned as industrial, I therefore consider the proposal to be acceptable and for these reasons my recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the submitted documents and drawings M4573/200 REV 0, M4573/201 REV 1 and M4573/202 REV 1 all received on 10th September 2007.

C 3. There must be no discharge from the water storage tank to the River during times of high flows, any discharges must be under a controlled manner.

It should be noted that it is an offence under Manx legislation to permit the discharge of polluting or harmful matter to any public sewers or watercourses. Appropriate measures must be taken by the developer/occupier of the premises to ensure compliance with the legislation.

It is advised that pollution prevention measures are installed, the applicant is to contact the Environment Protection Unit at DLGE.

N 1. Applicant to consult with the Fire Service with regard to all aspects of the proposal.

N 2. A water main runs along the frontage of the property which may be susceptible to damage due to vehicles passing over it. The Applicant should contact the Water Authority to discuss protecting the main before construction work commences.
