Site

The application site is the land within Laxey School, Quarry Road, Laxey.

Land Use Zoning

The dwelling has been zoned under the Laxey and Lonan Local Plan as being within an area of Civic Cultural or Other Special Use (primary school); the site is not within a Conservation Area.

Proposal

The application proposes the erection of a timber outdoor shelter.

Assessment / recommendation

The proposal is a minor proposal which will have no adverse impacts to the detriment of the surrounding area. For these reasons the proposals would be appropriate in these locations and therefore my recommendation is for an approval.

There must be NO discharge of surface water (directly or indirectly) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.
