#### The Site

The site represents the curtilage of Apartment 2 Carrick Court, Bay View Road, Port St Mary, part of a substantial building currently used as apartments. Carrick Court is located on the east side of Bay View Road with the east elevation enjoying views over the sea. The building has uPVC casement windows fitted throughout.

#### Planning Status

The site is located within an area identified as being Residential Use by the 1982 Development Order. The site is not within a conservation area.

#### Representations

The Department of Transport Highways Division has not commented on this planning application. Port St Mary Commissioners have indicated no objection to this application.

We have received no privately written representations in relation to this planning application.

#### The Proposal

Proposed here is the replacement of the existing uPVC double doors and side frames with a similar set of double doors and side frames. There are minor changes to the design of the doors including the omission of a central horizontal glazing bar. As the building was built before 1921, a planning

application is required as there are no permitted development provisions for properties built prior to 1921.

### Assessment

The proposed development is very minor, representing an insubstantial change to the existing building. There are considered to be no detrimental impacts as a result of this proposal. It is recommended that this development is permitted.
