#### Site

The dwelling Brynwood, Main Road, Kirk Michael is a two storey detached property which is located on the western side of the Main Road.

#### Department Policies

The site has been zoned under the Kirk Michael Local Plan Order 1994 as being within an area of 'predominately residential' use; the site within the Kirk Michael Conservation Area, but is not within an area zoned as High Landscape Value or Costal Value and Scenic Significance.

#### Proposal

The application proposes alterations and erection of a conservatory. The alteration includes the demolition of the existing side wall. The conservatory would have a width of 2.6 metres and a depth of 2.12 metres.

The Drainage Division makes no comment on the merit of the proposed development but request that an informative note be attached to any approval decision notice.

We have received no private representations objecting to the application.

## Assessment

The proposal will have little or no impact upon the neighbouring residential amenity particularly from overlooking which could result in a loss of privacy, due to the substantial boundary treatment along the northern boundary. The proposal would also have a traditional design in keeping with the existing property.

For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the submitted documents and drawings REF 1 REF, REF 2, REF 3, REF 4, REF 5 and Site Plan 1a all received on 6th August 2007.

C 3.

The external finishes of the extension must match those of the existing building in all respects.

N 1.

There must be No discharge of surface water (including that from roofs and paved areas) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.

The application states that the surface water from the proposed development is to be discharged to the "existing drainage". If this "existing drainage" discharges (directly or indirectly) to the foul sewerage system then it should be noted that an alternative means of surface water disposal must be provided.

There are no known existing surface water sewers within the area. The applicant is required to establish where the existing surface water from the property is disposed and discuss this matter with the Drainage Division prior to work commencing on site.

Note: The applicant is requested to supply the Division a copy of any Building Control Application in relation to the surface water discharge from this development.
