## Jurby Village: Indicative Masterplan

### New Village:
New residential development. Key features include:
- integration and linkage with Bretney and Threshold
- creation of a village heart and centre for the community, including shops and services
- improved environment along A14: improved sod banks and tree planting with new footpath behind sod bank
- Improved street lighting
- Creation of a village entrance and roundabout linking with Industrial Estate mixed village style housing development incorporating low cost "home steader" sustainable self build timber frame houses incorporating eco-friendly construction and services.
- 200 to 300 new houses at a good density
- new village green with facing houses, pub and shop

### Brotney & Threshold:
Environmental improvements to existing estates and integration into new village development. This will include:
- road resurfacing,
- improved street lighting,
- clearer definition of public/private space
- increased parking provision
- improved appearance of houses: internal soil stack, new porches
- Tree and shrub planting
- New estate entrance defined

### Industrial Estate:
Redeveloped as a new employment park with key units retained. Improvements include:
- redefining estate boundary
- redefining plot boundaries
- better signage
- improved entrance with brick piers and ornamental gates
- demolition and clearance of sites for redevelopment
- establish quality road network to adoptable standards
- ensure all sites have services such as MT, MEA, IOM WA
- improve lighting throughout the estate
