### Officer's Report

#### Site

The dwelling Lilac Cottage, Main Road, Kirk Michael is a two storey detached property which is located on the western side of the Main Road.

#### Department Policies

The site has been zoned under the Kirk Michael Local Plan Order 1994 as being within an area of 'predominately residential' use; the site within the Kirk Michael Conservation Area, but is not within an area zoned as High Landscape Value or Costal Value and Scenic Significance.

#### Proposal

The application proposes the installation of replacement windows and door to front elevation. After speaking with the agent, the application concerns only the porch windows and porch door. No alterations are proposed to the front elevation uPVC casement windows.

#### Representations

Michael Commissioners have no objection but make the following comments:-
*The Commissioners would like to request that the owners consider sliding sash windows, instead of top opening windows, in either plastic or wood as they would be more in keeping*

with the original design as the property is in a conservation area. The sliding sash windows are also safer in terms of fire regulations.

We have received no private representations objecting to the application.

### Assessment

The existing porch windows are of poor design and do not have a beneficial appearance upon the existing property. The proposal would be to remove the existing timber windows and replace with uPVC windows to match the existing front elevational windows of the dwelling. I consider the proposal would significantly improve the appearance of the existing porch and therefore have a beneficial impact upon the existing dwelling and that of the street scene.

For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.
