In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:

## Reason(S) For Refusal:

1. Whilst the scheme may result in the Malew Street properties integrating more successfully within the overall scheme, the loss of number 13 Malew Street is not justified and its replacement with a building which is taller and with dormer windows would not enhance the Conservation Area in which the property is situated, contrary to the provisions of Planning Policy Statement 1/01.

This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.

Whichever is the later.
