### Officer's Report

#### The Application Site

The dwelling Shilley Aalin, Bride Road, Bride, is a single storey detached bungalow which is located east of the Bride Road and south of Bride Village. The property is located on the northern side of a private lane, approximately 850 metres from the access onto the Bride Road. The lane provides access for three properties.

#### Planning Policy

The application site is within an area recognised as being an area of 'white land & woodland' not zoned for development, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area; however the site is within an area zoned as High Landscape or Coastal Value and Scenic Significance.

#### Proposal

The application proposes the retention of garage extension.

#### Representations

The Planning Authority has received no privately written representations objecting to the application.

## Assessment / Recommendation

The garage is a modest sized structure which has little or no impact upon the visual amenity of the surrounding area. I initially had concerns with regard to the roof cladding which does not match the existing roof of the dwelling, however when visiting the site the roof cladding can only be seen fleetingly when travelling along the private lane, due to the significant boundary treatment which consists of 2 metre high gorse bushes. Additionally due to the distance form the public highway, the application is not visible.

For these reasons the proposal would be appropriate in this location and therefore my recommendation is for an approval
