THE APPLICATION SITE AND PROPOSED DEVELOPMENT The application site comprises of an industrial unit that is located on School Road in Onchan. The proposed development comprises of external alterations to the building as part of an overall scheme of refurbishment. PLANNING HISTORY

Whilst the application site has been the subject of previous planning applications it is considered that none of these are specifically material to the assessment of this current planning application.

REPRESENTATIONS

Onchan District Commissioners recommend that the planning application be approved.

The Isle of Man Fire and Rescue Service recommend that the applicant discusses the provision of appropriate fire precaution measures with them.

## PLANNING POLICY

In terms of strategic plan policy, although the Isle of Man Strategic Plan contains policies identifying general planning considerations that are applicable to the assessment of a planning application it is considered that there are no specific policies within the plan that are material to the assessment of this current planning application.

In terms of local plan policy, the application site is within an area designated as light industrial use under the Onchan Local Plan. There are no policies within Planning Circular 1/2000, the written statement that accompanies the Onchan Local Plan, considered specifically material to the assessment of this current planning application.

## Assessment

It is considered that the overall level of development contained within the proposal is relatively modest, in keeping with the character of the building and generally unobjectionable. The impact of the proposed development on the amenity of the surrounding area is duly limited.

It is recommended that the planning application be approved.
