### Officer's Report

#### The Site

The site represents the residential curtilage of an existing residential dwelling which sits on the north side of the A1 main road approximately a mile outside of Peel. The dwelling is a large traditionally styled detached property which is accessed from a single lane track leading from the A1 main road. The dwelling is used as holiday accommodation.

#### Planning Status

The site lies within an area designated as an area of high landscape value and scenic significance in the Isle of Man Development Plan 1982.

#### The Proposal

Proposed is the erection of toilet facilities on the rear of the property to comply with future Tourist Board requirements for Holiday accommodation. The proposed extension would consist of blue/grey roof slates to match the existing roof and white rendered walls to match the finish of the existing property.

#### Assessment

The existing use of the dwelling is as holiday accommodation, this would become unviable without the proposed extension which would bring the property into line with forthcoming Tourist Board requirements. All of the finishing on the proposed extension should match the finish of the existing property and not prove to be sufficiently detrimental to the visual appearance and character of the

building. Furthermore the proposed bathroom extension would be on the rear of the dwelling and would not be easily visible from the A1 main road so any perceived loss of visual amenity would be minimised.

### Party Status

The Department of Transport (Highways Division) and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2006, considered “interested persons” and as such should be afforded party status.
