### Officer's Report

#### The Site

The site represents the domestic curtilage of an existing dwelling situated on the western side of the Glen Chass Road, accessed via a narrow lane which passes Glen Chass lodge and Honeysuckle Cottage.

#### Planning Status

The site lies within an area designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 as an Area of High Landscape or Coastal Value and Scenic Significance and just on the edge of an area of ecological interest.

#### Planning History

The following applications have been submitted in respect of this site:

- PA 84/0440 - alterations and extensions - permitted
- PA 87/0438 – approval in principle to erect dwelling - approved on appeal
- PA 88/0539 - erection of house and garage - permitted
- PA 90/0844 - installation of gas tank - permitted on review
- PA 05/1575 - erection of conservatory and French doors - permitted

#### The Proposal

Proposed is the extension of the existing oriel window on the front elevation, downward so that the bay is full length to the ground. Also proposed is the creation of a door and window on the rear elevation in place of a window.

### Representations

Rushen Commissioners indicate that they have no objection to the application.

### Assessment

The full length bay is no less appropriate for the dwelling as is the existing bay and its introduction will not adversely affect the character or appearance of the property, which is a modern one and which is set back and not visible from the Glen Chass road. The introduction of the door at the rear will not have any adverse impact either.

### Party Status

The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
