In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 10th September 2007, subject to compliance with the conditions specified below.

## Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This permission relates to the development of an industrial unit and associated parking as shown in drawing reference WL/07/1038/1 and the site and location plans all received on 19th July, 2007.

3. The proposed development must be connected to the main foul sewer.

**NOTE:** A Drainage Connection Fee will be payable to the Drainage Authority on this development

4. There must be no discharge of surface water to the main foul sewer.

5. The only processes which may be undertaken within the site are dry industrial processes only and the only discharges which will be accommodated in the public foul sewer are domestic sewage from WCs and canteens.

NOTE: The applicant is encouraged to consult the Department of Transport Drainage Division in respect of the above.

6. Prior to the use of any cladding, the colour of all cladding to be used in the development, including roofing, must be approved by the Planning Authority.

NOTE The Department of Transport Highways and Traffic Division recommends the omission of parking space numbered 7 in order to improve vehicular manoeuvrability within the site.

NOTE The applicant is advised that there are Underground Cables/Overhead Lines present in the area indicated in the planning application. Please contact Anthony Kinrade or Ian Horsey, Operations and Maintenance Department, Network Services, Manx Electricity Authority, (Tel. 687687) to discuss working practices around Cables and Overhead Lines which may be required to be diverted before any work can be carried out on site.

The applicant is also advised to contact the Manx Electricity Authority for Electrical Site Safety 5 documents, (Tel. 687766), before any work is carried out on site. All work to be carried out with reference to Health and Safety Executive Guidance Notes HS(G)47 and GS6.

NOTE For single connections to a water main (i.e. a single dwelling) the applicant should contact Isle of Man Water Authority Customer Services, telephone 695949.

This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer’s report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.

The proposed development must not be commenced until either;
