#### The Site

The site represents the curtilage of the detached bungalow "Cushlin-My-Chree, Douglas Road Peel. The property is situated facing north-east onto Douglas Road, one of the principle artery roads into and out of Peel. Currently the site is accessed by car via a single opening leading to a concrete hard standing.

#### Planning Status

The site is located within an area identified as 'Predominantly Residential Use' by the Pell Local Plan. The site is not located within the Peel Conservation Area.

#### Planning History

There are not considered to be any previously submitted planning applications relevant to this application.

#### Representations

Peel Town Commissioners recommend that this application is approved. The Department of Transport Highways Division have indicated an objection relating to the height of the proposed wall.

We have received no privately written representations in relation to this planning application.

## The Proposal

Proposed in this planning application is the creation of an additional vehicular access including amendments to the front boundary wall. This would result in a driveway that would allow easier access and egress to and from the site with a separate 'in' access and 'out' egress.

## Assessment

This proposal is considered to be neutral in terms of visual impact on the street scene. The main issues of concern are those relating to highway safety. It is considered that this proposed arrangement would represent an improvement over the current situation providing better access and egress without generating any additional issues of highway safety.

A letter was sent 20th September 2007 seeking comments from the Department of Transport Highways Division and a response was received 2nd October indicating an objection to the scheme stating that the walls and pillars should not exceed 1000mm. It is however considered that the proposed alterations including an additional access/egress point represent an improvement over the existing layout in that the proposal would allow motor vehicles to access and egress the site in a forward gear whilst providing adequate visibility.

For these reasons it is recommended that this application is permitted.
