### Officer's Report

#### The Site

The site represents the curtilage of an existing end of terraced property which lies at the western end of Victoria Road alongside Cronk Road. The property is a modern one, one of three stepped terraced properties at the top of this road approved in 1989.

#### Planning Status And Relevant Policies

The site lies within an area designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 and draft Port St. Mary Area Plan as Residential.

#### Planning History

No applications have been submitted subsequent to the permission for the three terraced dwellings, granted under PA 89-0652.

#### The Proposal

Proposed now is the erection of a two storey extension on the side of the property, alongside Cronk Road. The extension will accommodate an en-suite bathroom on the first floor and a utility room on the ground floor. The extension will be 750mm from the boundary wall to Cronk Road.

#### Representations

Port St. Mary Commissioners indicate that they have no objection to the proposal.

## Assessment

The property has ample space at the side to accommodate the extension. The principle of developing up to the roadside is not unique - the property on the other side of Victoria Road is built right up to Cronk Road at the full two storey height. As such I do not consider that there is any adverse impact from the proposed extension.

## Party Status

The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
