**Re: PA 07/01101/A – Approval in principle for a residential development with associated parking to replace existing dwelling, Brae Villa, Tromode Road, Douglas.**

Please find a statement that sets out the position of the Planning Authority in respect of the above planning application.

The statement comprises of four parts:

1. A copy of the case officer’s report that assessed the proposal and recommended that the planning application be refused. This was considered and accepted by the Planning Committee on the 16th August 2007.
2. Extract from the minutes of the 16th August 2007 Planning Committee.
3. Copies of the previous decision notices referred to in the case officer’s report.
4. A set of suggested conditions and notes in the event that the appointed Planning Inspector is minded to recommend that the application be approved.
