### Officer's Report

It is proposed to construct a two storey flat roof extension to 'The Stores', Patrick Corner, Patrick, a property in use as a dwelling. The extension proposed, whilst single storey would be located within the corner of the site and not readily visible from either the road leading to Peel or St Johns.

The Society for the Preservation of the Manx Countryside and Environment comment that flat roofs on two storey building should not be encouraged, which in general is a supported principle, however in this application, given its location, the proposal is considered to be acceptable.

The Department of Transport Highways Division advise of no objection and Patrick Parish Commissioners offer no comment. The Department of Transport Drainage Division advise of no objection subject to condition. The Department of Transport Drainage and Highways Division and Patrick Commissioners are accorded Interested Party Status in accordance with the provisions of Planning Circular 1/06.

The Society for the Preservation of the Manx Countryside and Environment are not granted Interested Party Status in this instance.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to drawings numbers A061-1 and 2 submitted as a part of this application and date stamped 13th June 2007. *Handwritten note: 21.9.07*

C 3. The external finishes of the extension must match those of the existing building in all respects.

C 4. There must be no discharge of surface water to the main foul sewer. *Handwritten note: NOTE: Consult CFO 21.9.07*
