### Officer's Report

#### The Site

The site represents the curtilage of an existing residential property on the north eastern side of Lime Street. The site backs onto a rear lane which borders the harbour. The existing property is a single storey cottage with a modern square flat roofed porch on the front and red diamond shaped asbestos tiles on the roof. The existing windows are top quarter opening.

#### Planning Status

The site lies within an area designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 and the draft Port St. Mary Area Plan as Residential.

#### Planning History

There have been no planning applications submitted in respect of this site.

#### The Proposal

Proposed is the replacement of the windows with the same but framed in timber.

#### Representations

Department of Transport Highways and Traffic Division and Port St. Mary Commissioners indicate that they have no objection to the application.

#### Assessment

The property is not Registered nor within a Conservation Area and the cottage is not in its original condition as the roof has been replaced with asbestos tiles and a modern porch added. The windows do not appear to have substantial cills nor reveals.

As such, whilst sliding sashes would undoubtedly have been the original style of glazing in this property, the property has long since lost its original character and the requirement for sliding sashes bearing this in mind and the fact that the existing windows are not sliding sash, I consider the proposal to be acceptable.

### Party Status

The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
