### Officer's Report

#### The Site

The site represents the residential curtilage of an existing substantial dwelling situated at the end of a cul-de-sac situated in the estate between the main roads of the A2 to the south and the A18 to the north east. The dwelling is a large bungalow with attached conservatory of which there are many similar properties in the street.

#### Planning Status

The site lies within an area designated by the Isle of Man Planning Scheme (Onchan Local Plan) 2000 as Residential.

#### Planning History

The erection of a conservatory was approved under PA 95/00768/B.

#### The Proposal

Proposed is the installation of a dormer window with white UPVC cladding to the rear elevation.

#### Representations

The Onchan District Commissioners recommend that the application be approved.

#### Assessment

Whilst the proposed dormer window does face in the direction of an adjacent property, there is sufficient land and a large tree in between the two dwellings so that this would not constitute a loss

of privacy or amenity. Many properties in both the close and wider vicinity have dormer windows and given that this proposal is for the rear elevation, this would not raise any issues with regard to the character and appearance of the dwelling.

### Party Status

The Department of Transport and the local authority is by virtue of the Town and Country Planning (Development Procedure) Order 2006, considered “interested persons” and as such should be afforded party status.
