### Officer's Report

#### The Site

The Site represents the curtilage of an existing dwelling Church Farm house which is situated on the eastern side of the A3 Malew Road opposite Great Meadow. The site accommodates the house, a detached garage and various outbuildings.

#### Planning Status And Relevant Policies

The site lies within an area designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 as an Area of High Landscape or Coastal Value and Scenic Significance.

#### Planning History

The following applications have been submitted in respect of this site:

PA 96/0090 - erection of garage, conservatory, porch and garage - permitted PA 97/1947 - erection of porch to side elevation - permitted PA 97/0215 - erection of garage - permitted PA 02/1823 - installation of replacement white painted wood sliding sash windows, front door and surround - permitted

#### The Proposal

Now proposed is the erection of a free-standing greenhouse to the south of the garage and behind the house. The greenhouse is an attractive period structure with grey brickwork wall up to 0.8m in height and the frame above made from aluminium and powder coated in white.

### Assessment

The structure is attractive and will not look out of place on the site. It is, in any case, screened from unhindered view from the main road by the house.

### Party Status

The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
