### The Site

The site represents the curtilage of a semi-detached dwelling, 2 Mines Road, Foxdale. The property is located on the southern side of Mines Road.

### Planning Status

Planning Circular 5/99, The Foxdale Local Plan 1999, identifies the application site as an area of Predominantly Residential Use. The application site is not located within a Conservation Area.

### Planning History

Planning application 02/01359/B sought permission for alterations and extension to the dwelling. This was permitted on the 12th December 2002.

### The Proposal

Planning approval is sought for the erection of a single storey extension to the rear of the dwelling. The extension would be approximately 3.5 metres in height, 6 metres in length and 2.5 metres in width. The additional floor space would provide a kitchen area and a w.c. There are two windows, one to the east elevation and one to the south elevation. A single door is also situated on the south

elevation. A flat roof light is positioned over the kitchen area. All windows proposed are uPVC to match existing.

### Representations

The DOT Drainage Division ask that a note be attached. We have received no privately written representations.

### Assessment

The application site is located outside the Conservation Area and therefore is not subject to the tighter planning controls and obligations in respect of property alterations. However, the property is visible from Main Road, Foxdale and so the visual impact of the development must be considered.

It is considered that this development is of an appropriate scale, design and position in relation to the existing dwelling. The extension extends across the rear of the dwelling. The scale of the proposed extension is considered appropriate to the existing dwelling and its surroundings. It is not considered that any private or public amenity would be affected by this proposal.

For these reasons, it is recommended that this planning application be permitted.

## **N 1.**

There must be NO discharge of surface water (directly or indirectly) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.

It should be noted that it is an offence under Manx legislation to permit the discharge of pollution or harmful matter to any public sewers or watercourses. Appropriate measures must be taken be the developer/occupier of the premises to ensure compliance with the legislation.
