#### Site

The site is Rose Villa, Main Road, Ballaugh, a part of a row of two storey terraced properties which are located on the southern side of the Main Road and east of the Ballaugh Bridge.

#### Land Use Zoning / Policy

The application site is within an area recognised as being an area of 'white land' not zoned for development, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area, however is within an area zoned as high landscape value.

### Proposal

The application proposes the installation of replacement windows. The existing are timber sliding sash windows and the proposed replacements are uPVC casement windows which retain the vertical glazing bars aspect.

We have received no privately written representations objecting to the application.

### Assessment / recommendation

The proposal would cause no significant adverse visual impacts to the detriment of the street scene or upon the property itself. There are a number of properties along Main Road which have had uPVC casement windows installed replacing the existing timber sliding sash windows. For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.

I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:
