In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby **APPROVE** the following application made on behalf of:

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This approval relates to the submitted documents and drawings SC969/P/10-01, SC969/P/10-02, SC969/P/10-03, SC969/P/10-04, SC969/P/10-06 and SC969/P/10-07 all received on 3rd April 2007.

**NOTE** The applicant is advised to consult Disability Access Office with regard to the needs of disabled users within the building.

**NOTE** There are Underground Cables/Overhead Lines present in the area indicated in the Planning Application. Please contact the Network Operations Department, Manx Electricity Authority, (Tel. 687687) to discuss working practices around Cables and

Overhead Lines which may be required to be diverted before any work can be carried out on site.

Contact the M.E.A. for Electrical Site Safety 5 documents, (Tel. 687766), before any work is carried out on site. All work to be carried out with reference to Health and Safety Executive Guidance Notes HS(G)47 & GS6.

NOTE The applicant is advised to consult with the Fire Safety Department as the premises falls within the scope of the Fire Precautions Act 1975.

This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer’s report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.

The proposed development must not be commenced until either;

- Any appeal has been determined;

Whichever is the later.
