Amendments to office building/licensed premises approved under PA 02/01784 & PA 02/01785 comprising partial set back of 3rd floor to create terrace, installation of revolving door in place of previously approved new door, creation of café/bar area on level –1 and internal alterations, former Douglas Court House and adjoining land/premises, Athol Street/Church Street/Nelson Street, Douglas.

### Supporting Information

1. The former Douglas Court House and its adjoining land/property is entered on the Protected Building Register (RB No. 167). Valid planning approval exists under PA 02/01784 & PA 02/01785 for the redevelopment of the site with offices and licensed premises, and work as approved under these schemes has recently been commenced. The approvals secure the retention of the former Court House façade to Athol Street and part of the elevation to Church Street, and allow the erection of new fabric on the remainder of the Court House site, on the vacant site to the rear and on the site of No.13 Athol Street.

2. At the request of building’s new owner planning approval and Registered Building Consent is now being sought for amendments to the design of the approved scheme. There are two principal changes proposed to the exterior of the previously approved building; on Level 0 (Athol Street) it is proposed to replace the approved glazed access doors to No.13 Athol Street with a revolving door, and on Level 3 it is proposed to set back part of the previously approved mansard roof in order to create a terrace area. The materials and finishes approved for the overall building as part of the previous applications will not be altered.

3. There are a number of internal changes proposed to the previously approved building, and these are listed on the accompanying application form for Registered Building Consent. A café/bar area is to be created on Level –1 (previously approved as office space), and this will be used in conjunction with the licensed premises already approved for Level 0. This will result in a reduction in net overall office space of approximately 450 sq.m, thus leaving 9 previously required parking spaces free. Three of these spaces will be “lost” as a result of re-arrangements on Level –2, thus leaving 6 spaces to be re-allocated to staff of the café/bar or offices. These internal changes will not result in alteration to the exterior of the previously approved building.
