### Officer's Report

#### The Site

The site represents the curtilage of the semi detached two storey dwelling, 30 Ashlar Drive, Union Mills. The dwelling is of a modern design and faces south.

#### Planning Status

The site is identified within the Braddan Parish District Local Plan Order 1991 as an area of Predominantly Residential Use. The site is not within a Conservation Area.

#### Planning History

Planning application 06/02207/B sought permission to erect a conservatory to the rear elevation. This was permitted on 15.05.2007.

Planning application 02/00711/B sought permission for the erection of an extension over the garage and kitchen. This was permitted on the 22.08.2002.

#### The Proposal

This proposal seeks permission for the installation of two solar panels to the roof on the southern elevation. The supporting information supplied indicates that these will measure 1.693m in length, 1.466m in width giving a gross area of 2.403m2.

Braddan Parish Commissioners recommend approval. The DOT Highways Division do not oppose the development.

### Assessment

It is considered that the property is not of such architectural character as to warrant refusal on the basis of the visual change in appearance of the property. The panels are functional but will generate renewable energy creation which should be supported.

It is considered that there will be a slight impact on visual amenity to properties located opposite to the proposal site, however this is anticipated to be minor given the distance of approximately 25 meters between the properties. It is considered that the benefit gained from generating renewable energy out weighs any visual detriment as a result of this development.

### Recommendation

It is recommended that this application be permitted.
