#### The Site

The site represents the residential curtilage of an existing dwelling situated on the western side of Bay View Road, close to its junction with High Street and Park Road. The property is one of a terrace of seven houses - some two storey, some with dormers and some, like the application property with three storeys. The property has single light plastic-framed windows in the first and second floor front windows and half and half outward opening top casements in the ground floor. The front door is a solid panelled one with small fanlight.

#### Planning Status

The site lies within an area designated as Residential on the Isle of Man Planning Scheme (Development Plan) Order 1982.

#### Planning History

Planning permission was granted on review for alterations to upgrade the dental surgery and living accommodation above under PA 90/0341.

#### The Proposal

Proposed now is the replacement of the front door with a new, solid-panelled one with fanlight above. The door is very similar to the existing. The dwelling is now entirely residential. The dental surgery would appear to have moved elsewhere.

#### Assessment

The property is not within a Conservation Area nor is it of particular architectural or historical interest. The building has lost some of its character through the installation of modern windows and as such I consider that the installation of the door as proposed, which is similar to the existing in any case, would have any adverse impact on the appearance of the building or that of the surrounding area.

### Party Status

The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
