## Statement on behalf of the Planning and Building Control Directorate ### Department of Local Government and the Environment 0700971 #### The Site The application site forms an area to the west of Braddan Road and the New Nobles Hospital Site. Access to the site is via the road leading to Cronk Grianagh and would cross a pedestrian pathway. #### Planning History There are no previous applications relating to the site which are considered relevant to this application. #### The Proposal The application proposes the erection of a five bedroom detached bungalow which would be constructed with render walls, concrete interlocking roof tiles and white upvc doors and windows. In addition, a upvc conservatory is proposed to the rear. Accommodation would comprise 4No. bedrooms with 1No. bedroom for staff. Parking is proposed to the front of the building, with 6No spaces. Two of which would be designated for disabled parking. #### Planning Policy The site is located within an area zoned as Predominately Residential in the Braddan Local Plan, Planning Circular 6/91. #### Assessment The application proposes the construction of a dwelling on land zoned for such purposes within the adopted Local Plan for that area. The siting and design are considered to be acceptable within the streetscene and adequate amenity space would be proved surrounding the dwelling. #### Recommendation It is recommended that the application be approved. #### Suggested Conditions 1) The development hereby permitted shall commence before the expiration of four years from the date of this notice. 2) This approval relates to drawing numbers 1548/06/01; 02; 06C and 06/22 submitted as part of this application. 3) There must be no discharge of surface water to the main foul sewer. 4) All plumbing stacks must be constructed internally.
