### Officer's Report

#### The Site

The site represents the curtilage of the detached dwelling 2 St Patricks View, Ramsey Road Peel. The property is located near to the entrance of the cul-de-sac on the left side.

#### Planning Status

The Peel Local Plan, 1989, the site is identified as an area of Predominantly Residential Use. The application site is not located within a Conservation Area.

#### Planning History

There are no previous planning applications considered relevant to this application.

#### The Proposal

Planning approval is sought to extend the existing garage footprint and erect a first floor extension above. The new footprint of the garage and first floor extension above would bring it inline with the main building continuing the front and rear elevations. There are no windows proposed for the side elevation that faces north east.

### Representations

Peel Town Commissioners have considered this application and recommend approval. The DOT Highways Division ask that a condition be attached to provide three off street parking spaces, including the garage. The MEA attach a note asking the applicant to contact them regarding any underground cables. The Chief Fire Officer comments on the installation of smoke detectors.

We have received no privately written representations.

### Assessment

The proposal is considered to be appropriate to the existing dwelling and the location and its surroundings. The extension has been designed so that it does not unbalance the facades of the dwelling whilst the scale of the extension is considered acceptable.

The loss of the first floor window on the south east elevation of the existing dwelling as a consequence of the extension would in fact reduce any overlooking in this direction towards the neighbouring property. The addition of a first floor window to the front façade is not expected to impact on the property opposite due to the distance and orientation of the dwellings.

For these reasons, it is recommended that this planning application be permitted.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 4. This permission relates to drawing numbers 01, 02, 03, 04, 05 submitted and date stamped 01.03.2007.

N 1. There are Underground Cables/Overhead Lines present in the area indicated in you Planning Application. Please contact our Network Operations Department, Manx Electricity Authority, (Tel. 687687) to discuss working practices around Cables and Overhead Lines which may be required to be diverted before any work can be carried out on site. Contact the M.E.A. for Electrical Site Safety 5 documents, (Tel. 687766), before any work is carried out on site. All work to be carried out with reference to Health and Safety Executive Guidance Notes HS(G)47 & GS6.
