#### The Application Site

The property Outbuilding, Ballacurn Mooar Farm, Ballacurn Road, Ballaugh, is a two storey detached property which is located south of Ballaugh Village.

#### Planning Policy

The application site is within an area recognised as being an area of 'white land' not zoned for development, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area, or within an area zoned as high landscape value or costal or scenic significance

#### Planning History

Erection of a single storey extension to rear elevation (07/00001/B) - APPROVED

PROPOSAL The application proposes alteration.

REPRESENTATIONS Ballaugh Parish Commissioners advise that they have no objection

The Isle of Man Fire and Rescue Service make no comment on the merit of the proposed development but request that an informative note be attached to any approval decision notice.

We have received no privately written representations objecting to the application.

ASSESSMENT / RECOMMENDATION The proposed alterations are acceptable as they would not cause any adverse visual impacts to the detriment of the surrounding area or to the property itself. For this reasons the windows would be appropriate in this location and therefore my recommendation is for an approval.
