The house is situated roughly equidistant from both roads and the applicant owns more land to the west. #### Planning Status The site lies within an area of an Area of High Landscape or Coastal Value and Scenic Significance on the Isle of Man Planning Scheme (Development Plan) Order 1982. #### Planning History The following applications have been submitted in respect of this site: - PA 94/1491 - alterations and conservatory - split - PA 95/0919 - erection of conservatory with integral swimming pool - permitted - PA 95/1593 - replacement of flat roof with pitched roof - permitted - PA 97/1180 - change of use of ground floor from residential to office - refused at review - PA 02/1725 - erection of barn and stables - split - PA 02/2440 - erection of agricultural barn - permitted - PA 04/1162 - first floor extension and conversion of existing garage to tourist/guest accommodation - permitted - PA 06/1588 - erection of garden room and extensions - permitted - PA 06/2229 - erection of detached triple garage with living accommodation above - refused and PA 07/0196 - erection of replacement entrance steps and creation of first floor doorway and balcony to front elevation - permitted. ### The Proposal Proposed now is the provision of a link piece between the double pitch of the main roof to provide access between the two roof areas within the house. Also proposed is the installation of three rooflights in the rear pitch. ### Assessment The building is set back from the road and some distance from public visibility.
