### Officer's Report

The proposed extension is set to the rear of the property. The proposal will not adversely affect the visual amenities of the locality. The extension is set approximately 5m off the boundary of the neighbouring property of No.10 Cronk Drean. The dwelling of No.10 tapers away from the boundary. I consider the proposal will not cause any significant harm to the occupiers of the neighbouring property from overshadowing. I therefore recommend that planning permission be granted subject to conditions.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This permission relates to the erection of a single storey rear extension as shown in drawing numbers 1.7105-000-00 and 1.7105-101-00 date stamped 26th February 2007.

C 3. No facing and roofing materials shall be used other than materials similar to those used on the existing building.

N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
