#### The Application Site

The application site 57 Waterloo Road, Ramsey, is part of a row of three storey terraced properties which are located on the southern side of Waterloo Road.

#### Planning Policy

The application site is within an area of predominately residential use, under the Isle of Man Planning Scheme (Ramsey Local Plan) (No. 2) Order 1998, hereafter referred to as the Ramsey Local Plan. The site is not within Ramsey Conservation Area.

#### Proposal

The application proposes the installation of replacement uPVC windows (sliding sash and casement)

#### Representations

Ramsey Town Commissioners:-
*No objection*

The Ramsey Heritage Trust comments to the planning application, which can be summarised as, the application, show a certain concern to respect the overall appearance of the house, the proposed new windows should fit in to the overall streetscape and hardwood frames would be better.

We have received no privately written representations objecting to the application.

### Assessment / Recommendation

The proposals in design are like for like the only difference being is that the existing are timber framed. The site is not within a Conservation Area and for these reasons the proposals would seem appropriate in these locations and therefore my recommendation is for an approval.

### Party Status

I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:

- The Ramsey Commissioners
- Highways Division
- The Ramsey Heritage Trust
