### Officer's Report

The replacement front and rear windows will accord with Planning Circular 1/98. The application is also proposing to install a patio door to the rear of the property. Overall I consider the proposal will have a neutral affect on the character and appearance of the conservation area. I therefore recommend that planning permission be granted subject to conditions.
