#### Site

The application site The Oats, 10 Croit Ny Kenzie, Andreas, is a part of a row of two storey terraced properties which are located at the end of Croit Ny Kenzie cul-de-sac.

The Boundary treatment along the north, south and west consists of a 1.8 metre high timber fence.

#### Land Use Zoning / Policy

The application site is within an area recognised as being an area of existing residential, under the Isle of Man Development Plan Order 1982. The site is not within an area zoned as high landscape value or costal value and scenic significance.

## Proposal

The application proposes the erection of a conservatory. The conservatory would have a rear projection of 3.5 metres and a width of 2.75 metres.

Drainage Division do not oppose in principle, subject to the following conditions:-
There must be No discharge of surface water (directly or indirectly) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.

The application states that the surface water from the proposed development is to be discharged to the "existing drainage". If this "existing drainage" discharges (directly or indirectly) to the foul sewerage system then it should be noted that an alternative means of surface water disposal must be provided.

The Authority has received no privately written representations objecting to the application.

## Assessment / Recommendation

Due to the size of the proposed conservatory and the orientation between Nr 10 and 9 Croit Ny Kenzie I consider the proposal to be acceptable and would not result in any significant adverse impacts to the detriment of residential amenity (loss of light, overlooking and/or overbearing impact) to warrant a refusal on these grounds.

For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval
