### Officer's Report

#### The Site

The application site comprises the curtilage of a detached building that is currently used as Laxey Fire Station along with associated land, located on Mines Road, Laxey. The site is situated on the lower and eastern side of Mines Road, to the north of Dumbell's Terrace but south of Laxey Wheel. Access to the Fire Station is via a driveway to the north of the station itself.

#### Planning Status

The site lies within an area designated on the Laxey and Lonan Area Plan of 2006 as Open Space and of an Area of High Landscape or Coastal Value and Scenic Significance. The site also lies within Laxey's Conservation Area.

## Planning History

There has been one previous planning application that is considered relevant to this application:

PA 07/00009/B - Extension to provide additional toilet facilities to Laxey Fire Station - this was permitted on 14/02/2007.

## Representations

The Department of Transport Highways Division have stated no objections to the proposal provided a condition relating to surface water discharge is attached to any permission.

Laxey Commissioners have no objection to the proposal.

The Chief Fire Officer has indicated no objection to the proposal but asks that the applicant consults with the Fire Safety Department on fire safety issues within the proposal.

There have been no privately written representations received.

## The Proposal

Proposed here is an extension to the existing building to provide additional toilets. The extension will be on the southern side of the building and finished and designed to complement the existing building. This proposal is similar to that proposed in PA 07/00009/B, with the main difference being the addition of a secondary external entrance/escape door off the lecture room.

## Assessment

The site is very large and the proposed extension is modest in size and proportion. There will be no adverse impact from the proposed development and this will add useful facilities to the building. It is not considered that the addition of the secondary external entrance/escape door will have any negative impact upon the surrounding area.

## Party Status

The Department of Transport and Laxey Commissioners are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
