### Officer's Report

The site comprises the curtilage of a semi detached house on Devonshire Road.

The application proposed the erection of an attached, single storey garage and utility room. There is an existing garage which will be removed.

The extension will be set back some 6m behind the front of the house and would be visible only from directly in front of the site. The extension is similar to the approved scheme (04/01163/B). The only difference is being a pitched roof instead of a flat roof approved. Given the limited visual impact on the street scene I recommend that planning permission be granted subject to conditions.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This permission relates to the demolition of an existing garage and the erection of replacement attached garage and utility extension as shown in drawing numbers 07/01/01, 07/01/02 and 07/01/02 date stamped 12th February 2006.

C 3. No facing and roofing materials shall be used other than materials similar to those used on the existing building.
