#### The Site

The site represents the curtilage of the terraced dwelling, 11 Stanley Road, Peel. The property is located towards the bottom of the road.

#### Planning Status

The relevant plan document for consideration in relation to the application site is the 1982 Development Plan Order in which the site is zoned as an Area of Predominantly Residential Use

The Peel Local Plan, 1989, the site is identified as an area of Mixed Use. The application site is also located within a Conservation Area and as such is subject to tighter planning controls and obligations in respect of property alterations.

#### Planning History

There are no previous planning applications considered relevant to this application.

#### The Proposal

Planning approval is sought for the removal of the rear ground floor window and brickwork and installation of uPVC French windows.

Peel Town Commissioners have considered this application and recommend approval.

We have received no privately written representations.

## Assessment

The application site is located within the Peel Conservation Area and is therefore subject to the tighter planning controls and obligations in respect of property alterations. However, the proposed alterations are to the rear of the property and although the upper floors of the dwelling can be readily viewed from Stanley Mount, the ground floor is very much screened due to its lower height and screening from the kerbside. Furthermore, the design of the proposal would appear to be appropriate to the dwelling, indeed the proposed doors would be more in-keeping with the existing uPVC windows fitted to the property as these all have plain glass whilst the window to be removed has Georgian style glazing bars. As such, it is considered that the proposal would have a neutral or slightly positive impact upon the existing dwelling and the Conservation Area.

For these reasons, it is recommended that this planning application be permitted.
