Site

The dwelling 80 Greenlands Avenue, Ramsey, is part of a pair of single storey semi-detached bungalow which is located within Greenlands Avenue.

Land Use Zoning

The dwelling has been zoned under the Ramsey Local Plan Order 1998 as being within a predominately residential use; the site is not within a Conservation Area.

Proposal

The application proposes roof space alterations and creation of six roof lights (three on the front elevation and three on rear elevation). Representations We have received no privately written representations objecting to the application. Assessment / recommendation

A number of properties within Greenlands Avenue have received Planning Approval for the erection of dormer windows and/or velux roof lights. I consider the proposal would not cause any adverse visual impacts upon the street scene or cause any adverse impacts to the detriment of residential amenity of the neighbouring properties through overlooking.

For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.

I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:
