### Officer's Report

#### The Application Site

The application site 2 Barrule Park, Ramsey, is a single storey detached bungalow which is located on the western side of Barrule Park and west of the May Hill. The residential area is mainly made up of detached single storey bungalows.

#### Planning Policy

The application site is within an area of residential under the Isle of Man Planning Scheme (Ramsey Local Plan) (No. 2) Order 1998, hereafter referred to as the Ramsey Local Plan. The site is not within a Conservation Area.

#### Proposal

The application proposes erection of a single storey extension to rear elevation. The extension would have a rear projection of 2.75 metres, a width of 7.1 metres and a maximum height of 3.7 metres.

Ramsey Town Commissioners advise that they have no objection

The Fire Safety Department make no comment on the merit of the proposed development but request that an informative note be attached to any approval decision notice.

We have received no privately written representations objecting to the application.

## Assessment / Recommendation

The proposal is a modest sized extension which would have no visual impact upon the street scene or upon the surrounding area. A initial concern I did have was regarding the proposed window in the north elevation of the proposed extension, which could give raise to overlooking over the neighbouring property 1 Barrule Park resulting in a loss of privacy. However after visiting the site my concerns were eased due to the boundary treatment which consists of a 1.5 metre high timber fence but also 3.5 metre high hedge (see photograph 1), which would screen any overlooking from the proposed window.

For this reason the proposal would seem appropriate in this location and therefore my recommendation is for an approval.
