The present proposal is for alterations and extensions to the existing Elderly Persons Complex at Sandfield, Victoria Road, Castletown, IM9 1EQ to provide separate bedroom accommodation. In addition the car parking is proposed to be extended to form a further 13 spaces.

The existing Elderly Person Complex was built in 1975 and later refurbished in 1986. The original concept was for 13 bedsit flats with a further 14 adjacent bungalows. The refurbishment in 1986 upgraded the building and most significantly formed pitched roofs over the original flat roofs.

The present bedsit accommodation, although of slightly differing configuration basically contains similar accommodation, i.e.:

- Living room and bedroom combined.
- Kitchen area accessed from the living room.
- A small hall and store.
- Bathroom accessed from the hall.

The basic bedroom unit is on average 20.6m², of the options originally considered none were thought able to provide the increase in floor area required within the existing wall confines, and therefore individual extensions are proposed to increase the average flat floor area by 4.08m².

When the pitched roofs were built over the original flat roofs the height of the eaves enabled the pitched line to now be carried down over the new extensions.

It is intended that all external finishes be replicated, i.e. aluminium windows, render and dash walls with a smooth render plinth.

The opportunity is also being taken to refurbish the internal services and finishes within the flats. Externally visitor parking has proved inadequate and often results in cars parked in front of the main entrance preventing emergency vehicles gaining proper access and also causing nuisance with cars manoeuvring in a restricted space. The present proposals include the formation of 13 no. extra spaces.

The use of the building will be entirely as existing, the extensions envisaged are small and are 1.50 deep, they match the existing building in all respects.

Although extra car parking space is proposed it is not envisaged that this will result in an increase in traffic levels to the main road. The main object is to better manage the cars currently using the complex.
