### Officer's Report

Planning approval is sought to widen an existing access at Freshfields, Main Road, Glen Vine by the removal of a section of wall to create splayed entrance. The property is located to the north east of Peel Road, and the present access is narrow with limited visibility.

Whilst the Department of Transport Highways Division raise no objection, they state that visibility could be further improved by the reduction in height of the wall, however, it is considered that the construction of a wall in the same height as the existing would be more acceptable within the streetscene. It is further proposed to erect lighting at the new access and also remove 2No. trees which are causing damage to the existing wall. Subject to the notes suggested by the MEA and Drainage Division, the proposal is considered to be acceptable.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the plans and information submitted as part of this application and date stamped 18th January 2007.

C 3. The proposed replacement wall shall match the existing in all respects.

N 1. It is strongly recommended that the applicant contact the Drainage Division before work commences on site to discuss the proposed work. The public foul sewer must be fully protected whilst all building works are being carried out.

N 2. The applicant is advised to consult with the Manx Electricity Authority to determine the clearance required from the (overhead high tension line) or (the underground cable) which crosses the site.
